Ricky - if you are not doing so already, hire an intern to do direct mail pieces or (depending on your market) hire a mailing service...I've grown 2 property management businesses from SCRATCH by direct mail....

OK Wallace, I’ll Bite-

Post card or Letters? I have done both! I’m not denying that direct mail doesn’t work!

The cost is one of my main problems- On Average it takes- 7-11 mailers, to land a new management. To put this into a dollars figure it’s around 35-39% of the management fee. In Seattle the average 12 month fee on a $1695.00 Condo rental is$ 135.60 a month-which equals to$ 1627.00 a year. Times the labor cost plus the times mailed 7-11 times equals to a cost of $569.00 per new management. I listening if you have a formula that you would like to share I will try it.
