REAL ESTATE MARKET REPORT
Littleton is another example of a good start in the Denver real estate market for the New Year. There are some area that are still doing much better than others, but all in all, the activity is there. Home buyers are buying and the homes that are priced right are selling. I still see a good amount for homes all over the area that are over-priced and the fact of the matter is - if you want to sell your home this is not the time to play games. The buyers are savvy and they are not going to over pay for your home.
There is a bit more than a 4 1/2 month supply of Littleton real estate available currently - in relation to the amount of inventory. That is actually a decent number, but let's remember a few things. First, many people took their homes off of the market before the holidays, so I suspect we will see a surge in inventory in the weeks ahead. Second, Littleton is a very large area, and there are going to be some Littleton neighborhoods & price ranges that do a little better than others. There are Littleton home buyers that are currently looking for their next home - price your home right, make sure is in terrific shape and hire an experienced, professional REALTOR® and you should do well in the market.
Here are numbers for January 2008 regarding the real estate activity in Littleton, Colorado.
On February 1, 2008, there were 631 homes that were Active Listings - Homes for Sale in Littleton.
Of those, 184 were new Littleton real estate listings in January.
In January 2008, there were 135 homes that were Under Contract.
82 homes in Littleton closed in January.
