I have many websites -

if you know me then you probably already at least know this or have an idea about it.  I like hyperlocal content on hyperlocal sites and prefer t market specific neighborhoods and niches.  I also do marketing for many brokers in my office so even if you find my Maple Leaf or my Lake Forest Park site, you find me there, but ratehr one of the awesome brokers I work with that actually specialize in those areas.  You will find me in Magnolia, Queen Anne, Downtown Seattle, Mercer Island, Laurelhurst, and on the docs of most of the floating homes in the Puget Sound - these are my babies and my area of expertise.  Having different niches and neighborhoods requires a good website or a few good ones.

 I have some pretty good IDX vendors and some awesome websites as far as capturing the clients I would like to work with.  Can I do better?  Yes!  If I could design the PERFECT 

website for me, there are some things that I would like it to have.  I have all of these things from one vendor or the other, but none of them offer me everything.  If they did, they would be my only vendor for all my sites.

 I am a control freak.  Here is what I want brought together and I want to be able to control everything on my own without having to pick up the phone and ask for changes.

My PERFECT site wishlist:

1. IDX - a fast MLS integrated IDX feed. 

2. Wordpress blogging integration - I prefer to not ever blog on any other platfor.  I am a WP addict and won't switch to anything else at this point.

3.  Contact Management back end system that is as superior as IXACT.

4.  Flexible lead capture:  The ability to force the lead capture or not.  Many sites are so many clicks and they make the person sign in or other sites don't force it, but have contact forms all over the place.   I want to be able to turn that function on or off on a page per page basis.  

5. Link based permanent searches that I can hyperlink form blog pages.  For example if I search on 3 bedroom Mansions in Madiosn Park, I would like to be able to send out that weblink to a client and have it be dynamic as new listings come on and old ones go off.  Right now, I have to build a page on my site for any specific searches. I want more flexibility than that. 

6. facebook, twitter, google plus, pinterest integration so I can easily click the button and share these items.  facebook page integration would be nice, too. 

7.  photogallery - a good one like the ones in the plug in section of wordpress.  right now I pay Tour Factory $50/month for a tour account

8. video hosting so I can make videos and upload them instead of paying for my $50/mo animoto account

9. sleek easy mobile so clients can see listings as they drive by using my IDX

10.  Easy way to cater searches and build pages for individual hyper local content - I love the way Zillow is handling being able to select areas now.

Courtney - I would have to say that video hosting is one of the features that I would prefer to have on my website. Hope that Websitebox will use the contest challenge and implement some of our suggestions.

Courtney, Looks like you've been busy with your niche sites, but those niche sites give great bang for the buck!  But it would be nice if that wishlist came true!
