This has been a very exciting beginning for home staging in the Battle Creek, Kalamazoo area for StageRight Home Staging.  Last year was a record year and this year appears to be the same.  Houses are selling and they are selling quickly.  But are they selling for more money?  Are the current selling prices contributing to the tax base and helping to support equitable comparable prices so that properties are appraising?

As the market continues to correct itself we have to be mindful that while this is all very exciting there are some price points that have a very low inventory level.  When these properties hit the market they sell quickly.  Let's be mindful that pricing must support the aesthetic of the property.  The better the aesthetic the higher the price.  The better the aesthetic the better it will appraise.  Properly staged properties are perceived as better maintained.  So even though the inventory is low and selling is a no brainer lets maximize the sales/dollar potential and stage the property to sell at the highest possible price.  Staging is  less expensive than a price reduction so why not do what makes the best business sense and market that property with professional home staging.

The last few properties we have staged have sold in less than a week and have sold for over list with multiple offers.  That should tell us all something.  I understand that you have to have volume before you can have gross and that cash flow and turns maintain your business, but lets look at a business case and determine if your list pricing supports the aestetics of the property and how much more marketable would that property be if it were staged-would it bring in multiple offers or would it support a higher list price?

Carole, I believe that staging is very helpful in selling a home.  The biggest problem is when a house is vacant and the owner won't or can't afford to stage at least a room or two.  But, that is our existing economy.

Pat/Steve I get that.  We take credit cards and have even worked through a combo partnership with some sweat equity involved.  I truly don't believe that the sellers at the higher price points cannot come up with enough money to stage and rent furniture, art and accessories.  They certainly cannot afford to lose 5-10% in a price reduction, as their equity has already been diminished by the correcting market.  Any owner who won't stage the impact rooms in any property vacant or otherwise just because is simply contributing to an already rocky environment and do themselves and their neighbors a disservice.  Vacant properties sell for about 15% less than those that have furniture, art and accessories added.  According to HomeGain and the National Association of Realtors staging preserves about 5-20% more home equity.  Home sellers also have to take into consideration holding costs if they are holding on to a property because it doesn't sell.   I do feel your pain, we hear it over here all the time but we keep trying.  Thanks!
