Pre listing inspection. Some times all you have is a good laugh.

When I got the call for this pre listing inspection, I was a little surprised. I don't get many pre listing inspections.

At Desert Sun Home Inspections in Carlsbad New Mexico, I have been trying to get as much information out to the public about getting a pre listing inspection as possible. There has not been a big response, but the calls are starting to pick up a bit for pre listing inspections.

I did find a few funny things on this inspection that,

Some times all you have is a good laugh.

Here we have a handy dandy support for the water heater's exhaust vent.

Bungy cord holding the vent in place.

I asked the home owner who did this. Her response was "I did" I asked her if her name was Bobby LOL

She said no and I told er the story of all the Uncle Bob's working in the area.

She laughed at my story and we moved on.

Here we have a water heater that was installed by a professional plumber just Two years ago.

Can you tell what the problems are?

Water heater gas connection line.Here is the "other side" of the water heater. The TPV valve was plugged by the plumber saying that the valve would nevr be used. What a major safety violation.

No Drip leg for the TPV valve.

Even the best of the best plumbers cut corners. This is why you need a pre listing inspection. The inspector will find the defects of the home and after you get them repaired or changed out. The home should be ready for the open market.

Oh, the things we see!  I don't think I've ever sold a home where the water heater was perfectly installed the first time.  Ugh!  And I'm not going to make fun of her rubber strap.  My landlord has my furnace closet outdoors held together with the exact same thing.

Great post, Clint!  And congratulations on booking that pre-listing inspection.  Those seem to be hard to get, even though they're such a no-brainer.  Why wouldn't anyone want to get a "heads-up" on potential inspection items?  

Why wouldn't they want to fix them or disclose them before listing, instead of just crossing their fingers and hoping they don't come to light at the eleventh hour, when tensions are running high, and everyone's trying to close?

I also love the water heater shots.  There's a great video somewhere out there on the importance of the Temperature/Pressure Relief Valve.  A couple home inspectors went out and blew up a cornfield using a water heater with a plugged TPR.  

The latent heat energy of steam is a mighty force to be reckoned with!  It's the power that drove us into the industrial age!

Clint - our home was owned by a company who transferred their employee and family. They got a pre-inspection and fixed the garage, chimney and a few other problems. We had our own inspection and only found a few small issues, but this saved us a lot of time and negotiations. If I were selling, I would definitely get a pre-inspection and deal with issues before selling so it would be a smoother transaction!

Nope, let's not make fun of the rubber strap....it looks like a few repairs I've made.  But, of course my house isn't going on the market!  We love pre-listing inspections, they provide a fabulous level of confidence with the listing.

This was just a stupid thing to do. Plugging the TPV was not very smart. It could blow up at any time.

There is a reason the TPV valves are in place as a safety precaution.

Simply put. This was a very dumb thing to do.
