Here is a summary of the Rancho Santa Fe real estate market for January 2013 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.
· Total sales for January shifted modestly from December, with 18 detached Rancho Santa Fe homes sold (down 20%), and 2 attached homes sold, versus 1 in December (there are 6 on the market currently). 33% of these transactions were cash
· The average sales price of the detached homes sold was $2,780,618, a healthy jump of 26% from the December average sales price. 6 homes sold at over $3 million with 1 at $6.3 million, knocking up the average. The MEDIAN price was $2,837,500
· The attached homes sold for $549,000 and $900,000 (compared to the sales price of the attached home sold last month at $685,000), taking an average of 97 days to sell – the less expensive home sold at asking price
· Average marketing time for the detached homes was 97 days (compared to 121 days last month)
· The detached homes sold, on average, for 91% of asking price. Buyers negotiated an average of 9% off the asking prices on their home purchases
As of the end of January there were 9 homes in the Rancho Santa Fe real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed), the same number as last month, and these are included in the Active statistics below.

As of January 2013 there were 198 Ranch Santa Fe homes for sale (98% of these are detached), up by 1 from last month. This represents an inventory of 4 months for attached homes (up from 2.7 months in December), and 9.2 months for detached homes at the current rate of sales (based on a 6-month period), down from 9.7 in December. The high end market continues to be competitive in Rancho Santa Fe, especially for the very limited number of attached homes, now favoring sellers, and is fairly balanced for detached single family homes and estates.
The number of Rancho Santa Fe homes coming on the market in January was almost double the number of new listings in December (51). We saw an uptick in homes going pending (20, up 43%) during the same period.
