You can’t pay too much for a home right now!

Time, Location, Quality of Life & Future Investment, these are the primary factors that are driving the current real estate market.  There is an eight year pent up demand of buyers and sellers that have wanted and needed to move over this period of time.

Uncertainty no longer exists. Gone are terrorist threats, stock market crash, loss of jobs, political wavering and home prices declining.  What has taken the place is a new fear.  Fear is one of the strongest emotions and the fear of lost opportunity is among the worst.

Homes in the community that I serve, Santa Clarita, California, are selling with up to and over 20 offers within the first few days a home hits the market.  The community that is hottest is Valencia Creekside.  The price range that is virtually impossible to buy a home is $450,000 and under. 

My Advice:

·         Know the market value

·         Make a Convention Loan

·         Show Proof of Funds that exceed the down payment

·         Remove the Appraisal Contingency

·         Pay the cost of Termite Repairs and Inspection

·         Pay for your own Home Protection Plan

·         Make an offer above the current market value

·         Set Closing quickly

You are not just buying a home, you are in a competition at this time.  Believe it or not, the game is in the early stages.  Many are still unaware of the demand for homes.  The more people that get caught up in the frenzy the higher prices will rise.  The higher prices and the more competition for homes rise the higher interest rates will increase.

Buying a home right now is like winning the Super Bowl.  Paying too much today could look like a steal by the end of Summer.  As stated at the heading; “You can’t pay too much for a home right now!”
