New Home inspection. Ready to move in? Not quite.

At Desert Sun home Inspections in  Carlsbad, New Mexico. We get calls from buyers who want a home inspection on a new home. For the most part the inspections go without a hitch in the closing process.

But in this case there are more than a couple minor issues with this home.

Take the attic for example. You would think with the Certificate of occupancy issued, it would have been inspected by the local building and mechanical inspectors to make sure everything was to code and there are no issues with the home.

You would think...

Lets take a look at the attic that had a few issues of it's own.

Switch plate missing.

Keep in mind the electrical inspector was just at this home.

Junction box plate missing.These were not inspected or the inspector was blind.

Furnace plug box has no cover.When the "mechanical inspector was in the attic"...he should have seen the following shot of the drain pan line.

Furnace drain pan not connected to exterior outlet. All I could think of was "REALLY". Why have a home inspected by the local building officials if they are not going to do their jobs correctly? Just asking...

And this was just the attic. HMMM

Good stuff.  People don't realize how very, very typical this is.  I had a supervisor the other day tell me he had done something himself, and when I checked and didn't find it I asked him to show it to me.  He told me he had just gotten a phone call and had to leave immediately.  I asked him if he was really going to have it done properly when he got back from his "phone call."  No answer...

Maybe just maybe he did not have his eyes open when he inspected this property.  I wonder (because I don't know) is there a way of telling the State or whoever he answers to about the problems Ind remain anonymous

That sounds about right. Can't trust anyone. Verify that it was done correctly. If you can't, write it up.

Simple as that.

Not really. They want all your information. This is so they can contact you at a later date to go to a hearing on incompetence. I really don't want that, I just want them to do their job the right way.

I don't think it is incompetence, I think it is just flat out laziness on the part of the inspector.

Go into the attic? What are the builders thinking? As an municiple inspector I think the builders know you are not going into the attic. Therefore they will cut corners.

Maybe the inspector believes in only identifying major issues and lets the small stuff slide Clint.  But small things can be a problem too.

You bring up a good point. Maybe it's all the inspector is looking for is the major issues. But what about all the rest of the things that are not correct?
