We recently did a site inspection on a mid size apartment complex in the Sacramento Valley. The owners of the 80 unit apartment complex contacted us requesting financing information and options. 
After some exchange of information over the phone it was determined that a site inspection would be a great way to get the information needed to start the process as well as getting an idea of the over all condition of the property.
Normally this step is not done by most lenders until a commitment has been reached. Because we are local this allowed the principal to save time in the long run. A site inspection is a great way to set up your property for success when looking for commercial financing.
Using a local company also goes a long way. Many times principals run into problems when talking to someone in an office on the other side of the country. We knew exactly were the property was and the overall condition of the area surrounding the complex.
