Auctions That work....

Online real estate auctions can be a great way to sell your home. Also, if you happen to be a real estate agent, and not an auctioneer, you can still help your seller sell there home on a date certain. And get paid!

Given the fact that 80% of home buyers search the internet before they buy, why not go full circle and place your offer/bid online too!

Many sellers and real estate agents don't truly understand how to properly use online auctions as a marketing tool to quickly sell a home.

First of all, there are basically "3" pricing methods to use when selling your home with the online auctions.

  1. No reserve bid, no minimum bid. This means that the highest bidder wins regardless of the price $1.00 or $1,000,000.
  2. Then we have the no minimum bid, reserve bid. This is where the seller sets a hidden bid that a potential buyer must meet in order to get that home sold. Example: John and Mary wish to sell their home fast. They elect to go the online Auction route. Based on currnet market conditions and needs, they determine that the minimum sale price they would consider is $200,000.00. They put their home on the auction site. There is tremendous activity. The first bid is $100,000, the next is $120,000 the bidding continues for 10 days and ends at 188,000. What happens? John and Mary set a hidden reserve price at $200,000. John and Mary have no obligation to sell their home at this time. What happens in reality? John and Mary open up negotiations with the highest bidder or maybe the 2 highest bidders to see if they can work something out!
  3. Reserve Bid and Buy it now! bid. This is a cool feature to help the potential buyer get an idea of how much the seller is looking to sell his or her home. Example: Jim and Mary know that they won't sell their home for less than $200,000 but they would really like to get $210,000. With the buy it now feature, if a buyer really wants that house. All he needs to do is enter the online auction bid of $210,000 and it is his home. Cogratulations!

Ebay is wonderful for providing you with this kind of information. Using Ebay does cost you though and you need to be aware of the fees!

WilliamsAuction claims to be the largest real estate auction site. But they too have some large fees and expenses.

MassRealEstateAuction (Mass as in massive). Has no expenses to put your home on the online auction site but you can buy the "how to" private one on one "proven" marketing consultation program for just $97.00. This site is currently under construction but should be completed very shortly. The usual consultation fee is $425 but due to the tempory re-construction phase, they have drastically reduced this fee. They state that this one on one consultation fee is not necessary but if it could help you make a couple thousand dollars more, it's a no brainer.

Keith - Just curious if you know how Williams Auctions structures their fees? I have heard they are "pricey" but no one has ever said how they determine the charges... I like your site and think you're onto something big.
