Pricing..In Todays Market

By
Real Estate Agent with Keller Williams Realty

Priced to sell! How many times do we say that after we reduce the price 60-90 days after we take the listing? We are all at fault with that, because we want the listing, the seller says he wants $$$$.So we list it with the price the seller wants, then when they don't get showings and or offers in the first 60 days the agent get the blame. So maybe we should tell the sellers that instead lets list where we recomend for 60 days and if we get no showings or offers then we will raise the price...!!See what happens then.If we are doing the correct CMA's and the seller knows that the first 30-60 days are very important, and we have done the proper work, the list price now becomes the selling price,or even make the seller happy add 5% to the price they will take.Their are buyers out there and they are buying, rates are good, and good buyers will buy when a house is priced right, and a good buyers agent will do a CMA to support the price and next thing you know, the papers will report how good the market is..

Just a thought!

No doubt.  If you don't price it right you won't sell it todays market.

Tim -

Unsure if RAISING the price is the way to go today - but it is a novel idea for getting your point across!

I tell my potential listing clients that my proposed price is NON-NEGOTIABLE.  If they truly want to sell, they will agree, with the right presentation.  If they are not sure, they might walk - but do you want that listing anyway?

If sellers are not going to listen to you, how can you help them?

Take Care - and Write Back Anytime!

I let the seller select their price they are willing to list at.  If I don't like it, I pass on the listing.  I think that if more agents did that simple thing, there would be fewer people thinking they can get the moon...

Tim - seems like we're always trying to do our best to educate the sellers in our market about the current market conditions. those that trust us sell and get on with their lives, and those that don't just stay on the market until they become professional, rather than successful, sellers. Also want to thank you for taking your time to comment on the piece we did last week about our family and lake tahoe. most appreciated.
