Good morning, Dick -- I'm always amazed at the number of five bedroom homes available for sale in Greeley -- the flexibility in how people live today make them a very option for at-home workers, extended(intentionally and the unintended) groups and so many other reasons.

Hi David, Belinda, Michael, Chris & Dick, and Alexandra - Thanks for your comments this morning. Our supply of 5 bedroom homes in the area is mostly due to the prevalence of basements and the ease of turning them into finished space - a logical place for a bedroom or two, maybe a family room and a bath. And, at least in the last 20 years or so, our builders have kept that in mind when developing their house plans - higher ceilings, and at least for the good builders, some thought into HVAC system placement - of course, in their contracts, they're careful to avoid warranting basements as "livable space" - their attorneys making their presence felt.

Hi Dick, It certainly seems that 5 bedroom homes are off to a nice start in Greeley, CO. They do offer more space and extra room for any growing family. I am not surprised that the $200K to $300K is the highest group.

Happy Monday Dick - I talked with some sellers ( around 60ish)  on Saturday - they are downsizing, but not that much. As they pointed out, they need various rooms for their hobbies and offices. 5 Bedrooms give us more flexibility with our lifestyles and a room or two for a few guests. It's not always the family with several kids at homes who need a 5 bedroom!
