Before choosing a realtor to list your home, ask him/her how they plan to market your home? Marketing plans may vary, and a number of tools can be used effectively. The more important point of this question is whether the agent has a game plan. If he/she can't clearly commuicate how they're going to attract buyers, find an agent who can.
Here are some things to consider:
Confidence: If the prospective listing agent can't confidently communicate how they plan to market the seller's home, how can the seller feel confident about the agent?
Technology: Does the agent mention the Internet when he/she discusses how they plan to market your home? Most buyers use the Internet first today when they begin the process of searching for a home. Getting your home found online is a must. Sellers who doubt an agent's ability to use online marketing should consider using another listing agent.
Communication: Most problems occur as a result of communication breakdowns. Agents need to be able to tell sellers what they need to hear versus what they want to hear. Sellers also need to know how their listing agent plans to keep them informed throughout the process.
Finally, the seller needs to be able to trust their agent. Are you confident, as a seller that the listing agent knows what he/she is doing, that they will keep you informed, and act in your best interests? If not, find another agent quickly.
