Being A Buyers Broker in Portland OR is Easy . . . Yeah Right!

This article was inspired by two separate things:

1) Anna B's, "Who Signed the Contract After the Fact?" caught my attention.  Anna B was acting as a buyers broker in this "HUH?" tale, and . . .

2) A dear colleague and personal friend who was acting as a buyers broker in a tough, tough deal.

After reading Anna B's article and hearing the news from my friend, all I could think of was:  Being a Buyers Broker in Portland OR . . . is easy.  Yeah Right! 

In both cases, the clients -- the buyers -- had STELLAR representation because both Buyer Brokers knew what they were doing in their representation.  This post is written because NOT ALL DEALS are easy as Apple Pie . . . and Buyers would have no clue what to do if they were unrepresented or under-represented in like-situations.

Being a Buyers Broker in the Portland OR Metro area for almost 15 years, I've seen it all too.  And when I meet up with potential clients, I try to give them an overview of various ways I benefit buyers by offering top-notch real estate representation.  Since no two transactions are ever alike, I've never come across what Anna B, and my friend ran across.

In Anna B's case, please read her blog to find out how she handled the transaction that had a little hiccup along the way.

In my friend's case, when she called me yesterday and I heard her say "We're recording tomorrow" it was the BEST NEWS this Buyers Broker in Portland OR has heard in a while.   

Yesterday was February 20, 2013.  My friend's deal should have closed December 15, 2012.  Acting as the Buyer Broker and representing her client, and having the buyer act in good faith . . . what went wrong?

The LENDER!  And, it was a lender my friend had all the confidence in as a referral.  And that's another post in, and of itself:  Having the WRONG Lender . . . 

The details of this transaction are grueling, long-lived and so touch-and-go my friend didn't know if it would close or not.  There was a lot at stake, not to mention the Buyer's Earnest Money.  

I never heard my friend cuss before.  She never used the "F" Bomb for as long as I've known you.  But in this transaction, it was lobbed quite a few times, in all it's glorious nouns, pro-nouns, verbs and adverb combinations.  Rightfully so, IMHO, because the lender was really "F"ing things up.

My advice to my friend, again being a Buyers Broker in Portland OR for close to 15 years I know a thing or two, was to inquire on specifics regarding her client's rate lock.  There was something I had suspected and suggested my hunch to my friend.  Sure enough . . . my wonderful Buyers Broker instincts were spot on!  

Here's the thing . . . For a good Buyers Broker in Portland OR to do their job and represent their clients' best interests, this not only includes negotiations on the property purchase, but riding roughshid when it's necessary.  Even if that means riding roughshod with the lender!

Here's the thing . . . How can a good Buyers Broker in Portland OR -- or anywhere else for that matter -- run roughshod if they HAVE NO CLUE what's going on?

They can't.

So, when Buyers believe they don't need a Buyers Broker in Portland OR, or if they want to remain under-represented in a transaction . . . they better brace themselves.  Some deals aren't exactly as easy as Apple Pie.

My friend cussed in this deal that was held together by her expert knowledge . . . and a wing . . . and a pray.  

My friend cussed up a blue streak . . . and she NEVER cusses!

Carla....you mean you do more than open doors?!?!?!  I had one transaction like that where the lender nearly f'ed everything up.  It was a nightmare.  My clients were thankful for my services though!

Hi Christine -- thanks for the comment.  I, too, have my lender horror stories, but they didn't last 2 months past escrow close date!  I'm so glad my friend knew what she was doing, listened to a little tip of mine and CLOSED IT OUT for her client.  It was a nail biter, for sure!

If you want success you should hire a buyer's broker AND listen to their suggestions!

Carla, Buyer agents have a difficult job. It is important for buyers to hire a good agent who can help them.If anyone is looking to buy a house in Portland they should call you to be their buyer agent.

Hi Carla, real estate transactions are not easy now - with bank owned properties that may not have marketable titles, short sale, strict loan approval, etc.  Buyers in Portland area would be wise to call Carla for her representation.

What some agents don't understand is that you don't just get a contract signed and then sit back until it closes, you have to watch it carefully and monitor the progress.  Things can fall through cracks and timelines can get missed.
