Hi Dave -- I imagine the average/median age of Ladera Ranch homes is relatively newer, right?   Does it mean the foreclosed propertie are in better than average condition versus some other markets?

Hi Michael -  that's a great point - Ladera was built out over the past 10 years with the average age probably being 7 years so distress properties are in better shape than many older neighborhoods. Given that many were bought close to the peak is also why the area has more short sales than some other areas. Regards Dave
