House flipper hires stager...it's easy, affordable and profitable!

As a professional home staging company in Vaughan and Toronto, Michelle Finnamore Interiors is asked by real estate agents to assist house flippers when they are ready sell.

The services that we offer make hiring a staging company affordable and profitable for the investors.

Finishes... we select what is popular with buyers, nothing trendy. It is very easy to get carried away at the supplier and choose what you like personally instead of what buyers want. We keep you on track and on budget.

Paint colours...the right neutral colours that work with the rental furniture and accessories that will be brought in to stage the property.

Too often we see a neutral colour selected that has a pink undertone and that is one of the least popular with buyers. It is also very difficult to find rental furniture to coordinate well with it.

Floor Plan... we make suggestions on space planning, adding storage, kitchen design and bathroom design.

65% of buyers will pay more for a home with plenty of storage areas.

We attend seminars on an ongoing basis to know what buyers are looking for and share this with investors so they spend their money wisely creating a home that buyers will want.

Over 90% of buyers find their next home online.

5 SECONDS.... that's how long a buyer spends looking at a listing online.

Calling in a professional stager for finish selections and to stage your property for sale gets your property on the buyers "must see list" and keeps it there.

This property is an example of staging using neutral colours to attract as many buyers as possible.

Michelle - Flippers are lucky to have you in their area.  You really are a one-stop boutique Stager/Designer.  Love the before & afters of this project. You injected just the right amount of furniture, accessories and pizazz!

Hi Michelle ~ I agree with Sally, you're the Go-to Stager for Vaughn & Toronto with your one-stop-shop concept.  I love that living room!!

Do you have favorite "go to" neutral paint colors without a pink undertone?

Hi Sally, we aim to be the one stop firm for investors, flippers and builders.

Loved the dog canvas artwork we used in the kitchen in this house. It is located in a neighbourhood where most people walk their dogs every day so it made sense. We also don't usually set a table when staging but this kitchen really came alive when we set the table.

Hi Maureen, when we were done the living room we took turns sitting in the room as it just felt so right. It made you want to stop for minute and take it all in.

We now have gotogirl as our license plate on the company vehicle. Everyone was saying I was the go to girl in town when you wanted something done so my very wonderful husband went out and ordered it as a surprize for me.

Most often we will use Muslin CC110 as it can swing both ways and pick up surrounding colours well, Natural Linen CC 90, Shaker Beige HC 27, Natural Cream OC 14, Bleeker Beige HC 80 or Grant Beige HC 83. They work well here with our northern light.  I will typically paint bricks on a fireplace HC 27 Monteray White.

What do you typically use for neutral paint colours?

Hi Michelle - Thanks for sharing your fave paint colors w/ us - some are my faves too!  Love how details in the furnishings reflect elements in the house:  curves in table legs reflect curves in light fixture and fireplace surround; square cut-outs in chairs reflect kitchen cabinetry, etc.

I'm meeting with a RE investor today to (hopefully) Stage two houses that are market-ready.  Going forward, he wants my help selecting finishes, etc.  Wish me luck!

Hi Julia, it's all in the details isn't it.

When home owners try to stage their properties this is one of the most important aspects of the work that they do not appreciate or understand. When staging we are trying to bring focus to the details in the property.

We have the resources to create a look to make that happen in whichever property we stage.

Good luck with your RE investor today. You will bring value and most importantly experience to the work.

Michelle- it's the overall picture you see and at the same time it's in the detail.  The living area has just enough...not too much.  Again... in the detail.  Wonderful job!

Preparing your property for sale

Hi Kathy, details, details, details.  It's what makes a room look professionally staged and looking good online to attract a buyers attention.

Buyers flip through dozens of listings every day when they are on the hunt for their next home.

Professional staging is marketing a  listing to get it onto a buyers "must see list" when there is so much competition for their attention.

Thanks for stopping in to see this great home.

Anyone that says staging doesn't work or is not needed really has to ask themselves what product do they know of that is not marketed? North America is built on the premise of marketing goods to consumers. Even popcorn is marketed, why wouldn't you want to market a home worth hundreds of thousands of dollars?

Hi Michelle, Most flippers I know are low end and don't care about staging. I have to hand it to you stagers.  I am too old to lug all that around and store it and etc.  It wears me out just thinking about it.
