The USDA Cookeville Rural Development loan program helps home buyers in eligible areas purchase a home without having to have a down payment, they can finance 100% of the price of the home. RD loans, as they are commonly referred to, has relaxed underwriting requirements regarding past credit issues, as well as relaxed debt to income restrictions for those with higher credit scores.

The Cookeville Rural Development program is only for homes in designated rural areas, outside of population centers such as Cookeville.  Although homes within the city limits of Cookeville are not Rural Development eligible, you do not need to go far outside the city limits to be in an eligible area.

Below is a map of the eligible areas around Cookeville TN.  The areas shaded yellow are not eligible while light areas are eligible for USDA Rural Development loans The Cookville Rural Development boundary is described by a line that  starts at the White County line at the crossroads of Highway 111 and S. Lovelady Road. It then runs westward to Long Ln, then west again until it reaches to Burgess Falls Rd, crossing over to Cane Creek Rd.


Then from Cane Creek Rd heading West to Bennett Rd over the Bob Gentry Rd, then the  intersection with Mine Lick Creek Rd. Then it runs to Interstate 40 and from there it turns NE to the Buffalo Valley and West Gate Rd intersection. Then it heads NE to Eaton Rd over Hwy 70 and N crossing Pippen Rd on RE to Gainsboro Grade Cr to Shipley Road.


From Shipley the boundary follows East, crossing Hwy 135 to Hwy 136 to the city limits of Algood.  The boundary follows the Algood city limits boundary and heads South crossing Buck Mountain Rd and Hwy 70 E South to Brown's Mill Rd and then again South to Bob Bullock road, where the boundary started.

USDA loans are doing quite well for our buyers in this area. This loan has helped so many deserving people be able to purchase a home. The biggest trouble we seem to have is finding a property that will qualify for the loan.
