Should I buy a house in this market? Treasure Valley in Idaho

Every where I go people ask me:

  1. How is the housing market?
  2. Can I sell my home?
  3. Are we at the bottom of the market?
  4. When should I buy and/or sell my house?
  5. I'm upside down in my house. What do I do?
 
 
   Debbie before  she became a real estate agent.....
 
When I was a chemist no one asked me anything about my work but everyone seems interested in real estate.....
 
 I am not a fortune teller and I have no crystal ball: 
 
Here is my opinion.  Don't sure me if I am wrong........
 
In the Treasure Valley of Idaho (which includes but is not limited to Boise, Meridian, Eagle, Kuna, Star, Nampa and Caldwell) the market has declined a little.  It isn't like much of the country.  We didn't have the huge run up and speculation so we don't have a huge fall in prices.  That said we did have a small fall in prices and builders and sellers are scrambling.   The truth is:

  1. People are still moving to Idaho.
  2. Sellers can sell but they need to make concessions and price there house a little lower then market value.
  3. It is a great time to buy a home.  There is a lot to choose from and there are bargains out there.
  4. There are more foreclosures, bank owned properties, and short sales. 
  5. Buying distress housing takes patience , but is rewarding.
  6. Mortgage rates are low.
  7. Mortgages are a harder to obtain if you have poor credit.
  8. Unemployment is low
  9. Wages are lower than the national median.
  10. House prices are also lower then the national medium.
  11. It's hard to know when we hit rock bottom.
  12. Overall property values do increase over time (just not now).
What does all this mean to my answer?
 
 
 
  1. If you must sell and you bought your house before 2006 you will still make a profit!!!!!!!
  2. It you have good credit or cash this is a great time to buy!!!!!!!!!!!! 
  3. A good loan officer is essential!!!!!!
  4. A good real estate agent (like me) if also essential.
  5. If you are dealing with builders you still want I buyers agent (the seller pays and you are represented by your own negotiator not the builders).
  6. If you are upside  down or your interest rate have adjusted too high I can help.

So be cautious but buy if you need to buy or sell a home in the treasure valley call me......

Great blog and I totally agree with all your reasoning.  I'm finding the market is about the same here in Staten Island as the Boise area.  Still a great time to buy!

I think it is time to buy right now in the Boise Real Estate market.  The prices might even increase and should hold steady into spring and summer!!!!

Debbie, this was a great post. AND it is so right on! None of us have that crystal ball, OR we would have purchased a dozen homes in 2004 and sold all of them at a HUGE profit in 2005!!!

NOW is definitely the time..............it is a BUYER's market!!! Buyers need to jump on the bus now before it suddenly has turned around.
