It is pretty hard to sell to a salesman. At least I have always felt that it is. Sometimes I just have to bite my tongue to keep from blurting out  "GO AWAY!!" to those individuals that just don't get it.   IE ..The deal is not gonna work, it will never work, it wasn't ever intended to work.   Now there is always this little voice on my shoulder saying "Oh come on ..give it one more chance...try this new approach, just see what they say."  So I tend to give in,  despite my best intuitions telling me don't go there.  I know what our fiduciary requirements are. And I present the other agent's offer for the fourth time.

This may very well be the biggest internal tug-o-war  we all go through as agents. So you have a listing not selling ...finally an offer comes... you work it to death... it goes away, only to reappear, go away, and reappear  again in new clothing.  You feel inside "THIS IS TRULY A WASTE OF ENERGY."  But you present it anyway knowing full well the seller may wonder if you are sane.  I know all to well this goes with the territory. It is just part of a day's work

"Hey Boss I have an offer... it's from that same guy again. Would you please review it , please.?"

This is a funny posting.  Did the seller ever accept the offer that the buyer was trying to submit?  Keep us posted on this one.  It seems to be fun just doing this one.  Sounds like you have an investor that is trying to get something for nothing or a first time home buyer that wants the property, but don't quite qualify for enough money to cover what the seller is asking.

Trey, my other favorite  trick is when the other agent tries several different "closes" when he's talking about the offer with me. I find it insulting when an agent tries to hard sell or bully me on his offer - like I don't have access to or knowledge of my own market statistics. Good luck with the "ever changing, but essentially same" offer you're working with.
