Should a Seller Take the Highest Offer?

A Sacramento seller in Land Park called yesterday to discuss selling his home. He had his home on the market a while back and it didn't sell. When I asked him why he didn't call the agent he had been working with instead of this Land Park agent, it was pretty clear he had been extremely unhappy. I'm not exactly sure why but I suspect it had to do with communication. People think communication is all about delivering news or staying in touch, but that's not really true. It's about being on the same page, talking the same language and giving the seller enough information so that the seller can make his or her own informed decision; it's about meeting / exceeding the sellers' expectations.

This seller told me price wasn't everything. Getting the home sold is what's important. Price plays an important role, but it's not always the determining factor. I hate seeing that in mutiple offers.  You know that the buyer is waiting to renegotiate on home inspection items or praying for a low appraisal.  The highest is definitely an offer to be cautious of.

Highest is not always best but all the seller sees is the dollar signs and maybe not the big picture. It happens sad to say.
