Before & After of an Occupied Home Staging
Torrance, California
Recently a realtor called me to a home he had just listed for a home staging consultation. The owner (and her mother who was there helping with the packing) were just delightful. She explained that they had already started the process of pulling things out and packing (keep that in mind when you see the pictures!!). The whole family was feeling overwhelmed with the enormity of the process, but the mom was determined. "I'm done with commuting. It's time to move closer to the school." So we walked through each of the 14 rooms and discussed what needed to be done. We used only what they had, except that she bought some new pillows for the sectional sofa. After they had painting done, new carpet and a lot of packing, we came back in for the finishing touches.
Here's a sample of the written instruction we gave the homeowner (after we talked it all through)
Living Room:

Wait to rehang pictures
Remove turtle tank
Buy fresh throw pillows & throw to bring red into living room.
Dining Room:
Remove leaf from table.
Center table.
Centerpiece (borrow from family?)

There are more rooms, but you get the idea. This family had made many improvements in this home over the years. When they purchased it, the upstairs had been used as, shall we say, a "movie studio," so there was much remodeling to be done.
This home is already well into escrow since it came onto the market about 10 days ago. Staging Rocks!
