The historic neighborhoods surrounding Olde Town Arvada are very popular. People who grew up there want to come back, people who are looking for a small-town 'mainstreet' feel want to move right in.
Yet, there's no officially-designated Olde Town Arvada neighborhood.
Olde Town Arvada generally refers to the quaint local businesses along Wadsworth Blvd ('Old Wadsworth') south of 58th Ave., and along the east/west streets Grant Pl., 57th Ave., and Grandview.
People like living within walking distance of Olde Town Arvada so they can attend the many community events such as Ladies-Only Sample Tour, A Chocolate Affair, Christmas in Olde Town, Blues 'N' BBQ, and summer concerts and movies, plus the Olde Town Square's fountain on hot summer days.
Of course, there would be a difference of opinion as to how far is close enough to walk, but in my opinion homes between Field to the West and Marshall to the east, and between Alta Vista Dr/Oberon to the north and 52nd Ave. to the south should be considered 'within walking distance'. (OK - I admit - a bicycle might be in order to get from the northern reaches of that area to Olde Town in a reasonable amount of time!)
Some of the homes in the Olde Town Arvada area date back to Victorian times, although most of those are now homes for small businesses. It's much more likely you'll find a mid-century modest home for sale.
Right now, there 8 homes for sale in that area, priced from $153,900 to $315,900 - call me to see any of the Olde Town Arvada homes for sale!
There are 19 homes under contract that were listed between $145,000 and $319,000; and in the past month 9 homes sold from a low of $137,000 to a high of $275,000.
That's less than one month's inventory, currently on the market.
In that same month a year ago, five homes sold and they were priced between $109,000 and $195,000.
Two years ago, in that same month, seven homes sold between $95,000 and $155,250.
