Great news comes as the 2012 sales numbers are posted and analyzed! A significant increase was seen in the 2012 Breckenridge single family home sales. After nearly four years of declining numbers, last year saw the sale of 243 single family homes in the Breckenridge area. That’s no small blip…it’s a 20% increase over 2011’s 202 homes sold!
Further proof that the market is strengthening is indicated by the 2012 Breckenridge single family home sales comparison against the 2010 numbers. With only 152 single family homes sold in that year, 2012’s sales are a 60% improvement! Clearly a sign of a market on the upswing with a bright forecast in store.
Not only were the number of sales up, but the sales price to list price ratios increased as well for the 2012 Breckenridge single family home sales. Sellers were seeing an average 94% sales price/list price, an increase of two percentage points versus the previous three years’ averages.
Sales price per square foot prices, too, increased for the 2012 Breckenridge single family home sales versus 2011. Up 4% from $274/sf in 2011 to $286/sf in 2012.
In addition to an increase in single family home sales, 2012 also saw more Breckenridge land sales as well. 72 lots were sold last year as opposed to 57 in 2011, a 26% increase.
All of these indicators help solidify that the Breckenridge Real Estate Market is indeed on the rebound and now is a perfect time to buy, knowing that the market is recovering while still finding properties at fair prices. Not great just for buyers, but for sellers too. Sellers know that they are more likely to sell their home and for closer to the listing price than in years past.
