Why does floor time still exist?

While there are many successful real estate agents who were able to start their careers using floor time to generate leads, does it make sense today given the advancements we've seen in technology?

Perhaps many people used to call the main office prior to the Internet age, but fewer people take that route today.  In my opinion, consumers, today, go online, identify homes they want to consider, and then contact the real estate agent directly.   And if that's the case, is floor time still an excellent opportunity for new agents to develop leads, or is it simply a way for franchise owners and brokers to get free receptionists?

My first client back in 2008 was a walk-in during floortime.  She wanted to move back home to Scotland and had a gorgeous home (over 4000 sq. ft. and a pool in the back yard)!!  Had a taker for the home in just 14 days!!  So, we still have walk-in clients here. Maybe it's our warmer weather that people are out and about. :)

Sonja  - Good points about warm weather communities.  They may still get a fair amount of walk-in traffic.

Floor time is still alive and well.  We have an office with 150 agents - KW in Denton, TX.  Agents sign up for floor time - in 2 hour increments - for the following month and we don't have any problem in getting the block of time filled up - 7 days a week.  While true that a lot of agents use their cell phones / own office phones to promote in / on their site, cards, signs, etc. we still have a lot of calls that come in to our office line from our company website.  Or folks driving around see a KW sign but don't catch the # - call the operator to get the KW # and call it instead of calling an agent direct.   We still have a lot of walk in traffic as well due to our great location and visibility.  Our agents get a lock of good leads that come in to the main office phone.  We require training to do phone time and you must attend office meetings / property tours to qualify for floor time.  An agent just has to be in the building in order to be called in the event a call or visitor comes in to be handled.

Thanks for sharing Chris. It sounds like floor time works well for your agents, and it encourages many to come in for training.

Do all of the agents do floor time, and is this method, in your opinion, better than simply going down the list of agents, and dividing the leads up equally?

As a broker returning back from a 5 year absence in real estate, I pondered the same question about floor time. But I just closed on a condo that was a phone up while I was doing floor time, have a pending cash offer from a "walk in," signed two annual rentals, two referrals and lots of exposure with "walks ins" as our office is located near Publix!

I also enjoy the social aspect of spending time at the office and feeling part of a team.

Thanks for sharing Donna.  Based on the results, it sounds like a winning strategy for your business.  I can also see how just getting out of the house and having some people contact can be a benefit in itself.

In the area that I work in, we still have a lot of people that call our office.  Not everyone is on the computer , or have someone to work wth.  A lot of us very seasoned agents do floor time.  Some times you can totally exhaust your data base, so a floor time call can sometimes turn into a sale.
