Last Day of February

I was writing a blog post about units in Fountain beach Resort and noticed that today is the last day of February.

I think there is significance if not of the exact day, but the significance of this month.

In our cyclical local market February is the month with the lowest prices of the year.

March usually is the first month of the season. Life is coming back, the winter is over, people come in droves to Daytona events, and after all beer, bikes, races they are ready for real estate.

last year started with the bang, March condo prices in Florida went up 20%, but there was not enough steam behind, and the market could not sustain any serious growth. Will it happen this year? There are many signs pointing in this direction. This could be like 2004, but we wil only know when the summer season is over, and we could see what the season has brought to us.

Here's the March . . . and it's interesting you have an exact time when your market springs back . . . ours is kinda dependent on when the rain is pretty much over with . . . April, May . . .

Carla - our market is afected by the events. February it is race month. Hundreds of thousands of people in town, but it is all about races. You can close the office and go for vacation. Then comes Bikeweek in March, and it 10 days of Harleys everywhere. But it is already warmer, nicer, sunnier, and when Bikeweek is over, you see people staying after Bikeweek, and they are shopping.

they check what changed since last year, and they are either glad they did not buy last year or they are upset depending on the change. Now they are upset, as last year they would have spent 20% kless on condo-hotels and prety much the same is true with condos.

If they shif Bikeweek to February, I would be adjusting my forecasts (LOL). Half a million people in our small place affects the market.

Jon, well we will start March with the sequester, see if that has any emotional impact ON ANYONE. But you do feel in Florida at least, getting into March, temperatures and buying warms up.

Gary - the marketis tired on waiting first to se who the President is going to be, then what the President will do. People will eventually follow everyday life and will buy when the need to and sell when they need to, and there is a lot of waiting to happen, and this year may turn into a busy one
