You can obtain financing to close the transaction but after the contract is signed, you can not cancel due to the inability to secure the loan, without forfeiting your deposit. You can also have a property inspection completed prior to the auction. However, the current owner has a property inspection available for review. This is not a standard real estate contract with multiple contingencies.
