What you need to apply for a home loan in Fayetteville NC

When buying a home in Fayetteville NC the sea of paperwork can seem endless... If you are well prepared when you are ready to start the process it doesn't seem as daunting as you may think!

Here is a list of things the you need to prepare when you are ready to take the next step in the home buying process. This information was supplied by my mortgage lender of choice here in the Fayetteville area … She tries to keep the process as stress free as possible, just the way I like it!
Home Loans


All Borrowers:

  •   Pay stubs for the last 30 days (or LES)

  •   W-2’s for the last 2 years

  •   Tax returns for the last 2 years

  •   Complete bank statements for the last 2 months for all accounts you

    gave during our initial interview. Statements must have your name, bank name, daily transactions and running balance and account number. Be sure to bring the statement that your earnest money and/or down payment are coming out of. If you go to the bank to get your statements, have them stamp and date them.

  •   Any large deposits over $500, other than a paycheck, must be documented and explained

  •   Complete employer information for the last 2 years to include address, contact name and number for verification of employment

o Orders to Ft. Bragg if applicable

  •   Drivers license or State ID and Social Security card

  •   Complete address history for the last 2 years

  •   When your earnest money check clears, I will need an updated bank

    statement showing that it has cleared from your account. It can be a print out from the bank website just be sure that it picks up from that date that the statement you gave me cut off.

  •   General Power of Attorney (if applicable)

  •   Please advise if you will be closing by POA as we will need to have a

    ‘Specific Power of Attorney’ prepared for the closing. The General POA cannot be used for closing but will be needed to sign the loan documents if you are signing for the borrower. The original notarized Specific Power of Attorney will be needed at closing.

  •   DD-214 (applicable only for retired VA borrowers)

  •   Mortgage Statement for all currently owned properties

Home BuyingSelf – employed borrowers:

  •   All of the above except pay stubs and W-2’s

  •   Contact information for your CPA if applicable

  •   Proof that your business is still in operation, license or online


    Borrowers paying or receiving child support/alimony:

  •   Court order for proof of the required payment

  •   Recipients must provide 6 months worth of bank statements showing

    the payment going into the account (child support only)

  •   Alimony must be received/documented for at least 12 months to be

    considered for income

  •   If you are divorced or legally separated, your divorce decree and/ or

    separation papers

    Borrowers receiving gift funds:

  •   Gift letter that I will provide filled out completely by donor and signed by you and them

  •   Copy of the check they give you.

  •   Proof the check cleared their account, (canceled check or proof from

    their bank)

  •   Proof the funds have gone into your account by providing an updated

    bank statement. Just be sure that the date the new statement picks up on the date where the statement you provided cut off.

    Always be prepared for additional items requested from Underwriting as the Mortgage climate is ever changing and every borrower/loan scenario is different. I will be in close contact with you regarding items needed throughout the process and will do my best to inform you of any additional items in a timely manner.
