Kitchen Granite Upgrade on a Budget Q&A, Colorado Springs, CO.

 

Do you have a home for sale with a kitchen that looks like this?

  

I know there’s alot of hoopla about granite, and there are numerous other high-end or more eco-friendly choices out there. Many parts of the country are embracing them wholeheartedly. Myself, I love the design aesthetic of a classic Carrera marble, a beautiful soapstone, or realistically a higher-grade quartz product like Cambria that copies these looks – yet offers less maintenance and added durability. However, this isn’t my kitchen and I’m not selling.

 

1. How do I upgrade my kitchen counters on a budget?

 

If a homeowner is considering listing their home in Colorado Springs, CO, and has laminate countertops with a limited budget for home improvements, I’d recommend exploring “stock” granite options.

 

Granite still trumps in Colorado Springs when it comes to kitchen upgrades. Someday that tide will change. For now, you cannot risk listing an outdated kitchen without first exploring budget granite solutions.

 

2. How about ceramic tile or even better, granite tile?

 

Your best choice is a solid surface, such as slab granite.

 

Tiling is a labor-intensive process.  Unless you plan to do it yourself, expect to pay a contractor a hefty $ per hour to remove existing counters, possibly build and prep a new surface, install, grout and seal. How many homeowners do you know enjoy cleaning and re-sealing their kitchen counter grout lines? Its not an upgrade.

3. Where do I go to look for “stock” granite?

 

Talk to your knowledgeable Realtor® or certified Home Staging Consultant.

 

Either of them are familiar with local professional granite installers who can come to your home, measure and give you an accurate estimate for removing your existing surface, installing a new slab granite and offering a number of sink options.

 

4. How much did that kitchen granite in the picture cost?

 

This particular slab granite was installed for under $1,600.

 

5. Look at your competition. Can you compete? Will buyers move on to a home that has an upgraded kitchen in your price range?

Wow... What a great difference.  Several years ago we installed granite and what a change it made in the entire look and feel of the kitchen, dining and great room area.  It truly is worth the investment when possible.  Debbie has fun with visitor's standing around (petting) rubbing the granite counter top.  Her favorite pet rock so to speak :)

Funny thing is, when you shop around, you actually find out that granite isn't all that much more expensive than quartz, ceasarstone and some laminates.  You just need to know where to shop.  Great post Kim.

Hi Kim, you are so right on.  Granite, while perhaps not a personal favorite, is still a clean solid look that no one can complain about and of course, there are so many grades of granite that you can always find a piece that will look terrific in updating a tired kitchen that needs to sell!

Kim - Granite is still king in our area, too.  If an older home is competing with a new home, they've got to make some upgrades.

Looks great Kim and really it can be very affordable so just getting an estimate can help someone be educated on the decision they should go with. I like that you painted the backsplash as another cost effective way of saving $ but improving the overall look. Just a question, are splash guards/moldings (the small piece of matching granite that would rise up at the wall where the counter granite meets the back wall) not something expected in your area? I like the look without it!

Yes, it was Christine! Thank goodness it was some of the easiest border to remove - not always the case.

Hi Karen! By default because of budget we chose not to do the 4" matching backsplash of granite. We scraped off the old wallpaper border painted, and then applied a clear caulk once the granite went in.  I like it, too. Its definitely a cleaner look and not clunky. Our thought was its always possible to add a backsplash, maybe even a fun glass mosaic tile, if the new buyer so chooses.

Hi Kim ~ even though there are wonderful countertop alternatives out there, granite remains popular in my area.  I have it in my kitchen and bathrooms and find it so easy to keep clean.
