One of the first questions I am asked is how is the market?  Well, it wasn’t to long ago that in the Toledo metropolitan area we had over 6,000 residential single family listings.  At a meeting I was at last month, the speaker mentioned that we are almost back to a seller’s market.  Once we hit a listing inventory of 3,000 homes we will be back to a seller’s market.  At that time in February 2013 we were at 3458 active listings according to the Toledo Board of Realtors’ multiple listing service.  As of today we have increased the listings a bit to 3797.  I feel this is due to continued low interest rates and the approaching our busy spring and summer market.  So, with that said let's take a look at the Farmbrook subdivision located in the Sylvania School District in Sylvania Ohio.

Currently there are 4 homes for sale in the Farmbrook subdivision and there are two other homes that have accepted offers.  The price of the two homes with accepted offers is $159,900 and $167,000.

So let’s look at the homes that have sold in the Farmbrook subdivision during the last 6 months. There were a total of 8 homes sold in the past 6 months.   5 homes featured three bedrooms and 2 baths.  The square footage ran from $1,380 sq. ft. to 2112 sq. ft..  The price range was from $106,000 to $180,000.  The remaining 3 homes were 4 bedroom homes.   Each home had 2.5 bathrooms and the square footage  was from 1,952 to 2,163.  These homes sold from $159900 to $199,700.

The inventory is lower, the rates are terrific, so now is a great time to either sell your house or purchase a new home.
