IS THAT BUYER READY? 

LEARN TO HEAR WHAT THE BUYER ISN'T SAYING!  It's helpful for agents to learn to recognize the signs.  When prospective home buyers present barriers, we need to hear more than what they are saying.  We need to hear what they are not saying and identify what is a real concern on the part of a prospective home buyer and what are artificial barriers. 

Those barriers often indicate the prospective buyer is "just not ready". 

For me, the first thing I want to know is. . . . . .

Does the prospective home buyer NEED a homeThis is most likely found with relocating home buyers.  If the home in there former area has been sold, they have a relocation buy-out or they are planning to rent it (careful), THESE HOME BUYERS ARE READY TO BUY.

ARE YOU AN OWNER OR A RENTER?  I firmly believe that folks are, in their hearts, either OWNERS OR RENTERS.  If a consumer is really an OWNER at heart, they will never be satisfied renting.  Conversely, if a person is renting, has always rented, they may really be a renter at heart. 

For local home buyers, do they have a home to sell or are they renting.  The most difficult today is the home buyer with a home that needs to sell before they can buy another one.  This is the classic "move-up" home buyer.  These folks are often upside down and, if they sell, will not have sufficient net proceeds to finance a new purchase. 

First Time Home Buyers.  The first time home buyer is a huge percentage of the real estate market today.  With helpful First Time Home Buyer financing available, many will qualify financially.  CAREFUL.  Many first time home buyers are not financially or otherwise ready for home ownership.  In fact, many just need to move and have not focused on the financial, maintenance, etc. aspects of home ownership. 

Needing to move is not a good reason to buy a home. 

Wanting to own a home is a good reason.

                                      "Honey, I like this home but I think we need to look at more."

                       "I agree Dear.  We've seen everyhing for sale.  Let's wait for some new listings."
