Real estate is a business that requires thinking outside of the usual confines of marketing a property.  Sometimes we just have to go with our gut even if others find it strange (which in some cases  it may be).

How far fetched do you think this idea is?

What's Up with this? A Ten Minute Open House? Is this something new just in Celebration, Florida? If the potential clients have questions, will they have to step outside to talk longer than ten minutes? It doesn't appear to be a typo with the fives in the times. What do you think about this?

Charita, We've heard of the concept.  You're trying to force a sense of urgency and make THIS home more important than all the other open houses.  Of course, as I understand it the agent will stay as long as people are still walking in.

Charita:  I agree with Bill and Liz above.  The hidden message is that this is one hot property!  I see this as a sales gimmick.  Love to hear the results of it ... successful or not??

Good morning Charita .....  I've seen this before using urgency call to action type of strategy.  I know one poor Realtor that has been having Open House each Sunday for at least nine months now and his time is from noon till five.  I may just print this off and take it over to him when I see his Open House sign go up this weekend.  I feel for the guy.  Glad I don't do Open Houses........

BLiz there is a local property management company that does these short open houses (I thin 15 to 30 minutes).  They have been doing it for year and I have done some for an hour and some at 30 minute increments when I managed properties.  I guess the outcome depends on the property itself.

Barbara I think when you do open houses as often as you do and as many as you do, one hour is justifiable.

It could be that Gene and as I am writing this, I'm thinking that maybe the agent just doesn't want to be bothered.

Noon til 5 John is an awful long time and especially every Sunday.  I'm thinking "poor guy" but for that long John (months), you would think that it was working for him or else he wouldn't be doing it.  Do you think it's working for him to any degree?

Hi Charita - We've seen a few office try this idea, but that was a good while ago, when our market was a bit more responsive to open houses in general. If I had to do one today, I'd much rather it was 10 minutes than 2 hours - it's less a waste of time.

Dick I think the biggest factor is location (at least around here).  Some areas open houses will always perform better than others.  Ten minutes is a small window.
