Got a House to Sell? You Might Want to Get it on the Market Now.
The real estate world is singing a new song and it’s called “Now is a great time to sell.” I know that for the past several years we’ve been singing a similar song to buyers called “Now is a great time to buy.”
Well let me tell you why it is such a good time to sell. Inventory of homes for sell are scarce. In short that translates to less competition for the home seller. It means that the market is trending towards a sellers market and sellers ought to take full advantage of it.
Let me explain it to you another way.
Five years ago, we encouraged buyers to jump on the bandwagon to purchase homes because prices were at an all time low and so were the interest rates. Well for the first 2.5 to 3 years, they really didn't listen much because they were still skeptical from the fear that the market crash had instilled in them.
About 2 years ago, they began listening and home sales picked up but home prices were pickup up pace as well. Those buyers began thinking that they should have listened to us two years earlier and they would have gotten a better deal.
So here’s the moral of the story
Real estate agents everywhere are encouraging sellers to list now if they have given any thought to selling their home. The clearest example that I can give is this: let’s say that last year this time, there were 50 homes on the market in your neighborhood and home buyers could have the pick of the litter and take their time in deciding since there were so many good choices and houses weren’t moving fast.
Now let’s say that currently there are only 20 homes in your neighborhood and homebuyers don’t have as many choices and they are having to act quickly to secure a contract on a home. Additionally many buyers are facing multiple offer situations. Wouldn’t you agree that competing with 20 homes for sale is far better than competing with 50 homes for sale? Wouldn't you also agree that more than one offer is better than no offer at all.
