Smaller than a Shoebox Rule

 

Yesterday, I had a consult with a lovely lady who will soon be listing her home for the start of the spring market. It’s a wonderful time to sell as our military are getting their orders to transfer and families are considering an upcoming move as their children enter the 3rd quarter of the school year.

 

If you’ve ever sold a home, you know the daunting process of packing up, cleaning and fixing up your home to sell. Its right up there in the stress factor Richter scale. Where do I start?

 

My client has an awesome REALTOR® who recommended we walk through the house together as a team and room by room decide what to pack and what to leave. The team concept is a much easier pill to swallow than tackling the job on your own.

 

If you're considering listing your home, please rely on your REALTOR® and hopefully, a professional Stager to advise you before you start. Take good notes and ask questions. They’ve seen hundreds, perhaps thousands of homes by now and its their job to know what buyers will respond favorably to and what will diminish the appeal of your home.

 

One hard and fast rule I use to advise my clients is, if its smaller than a shoebox, pack it up.

 

This applies to just about any nik-nak or collection you see in curio cabinets, wall units, china hutches, bedroom dressers, kitchen counters, and bookshelves. These may be family heirlooms or sentimental pieces to you, but to buyers an assortment of tiny teapots, Hummels, Lladros, ducks, bunnies, cows, teddy bears (insert your favorite collection) reads as clutter, it sends a message that “there isn’t enough storage space in this house” and more importantly, buyers will become distracted and not focus on your home’s best features.

 

 

Consider this task as pre-packing for your upcoming move. You’ll be prepared and ready for closing that much sooner. Best of luck and success to you all!

Good advice, Kim.  I usually tell them "smaller than a grapefruit" but your shoebox is an excellent tip too.  And speaking of collections, I also encourage sellers to remove the "collection holders" too -- those old-fashioned curios that have no redeeming quality other than to showcase your "stuff."

Hi Kim, Knick knacks are meaningfull to the home owner, but not the home buyer. My simple rule is less is more, then I turn them over to my stager who does the rest.

Kim- another excellent post.  I see this all of the time here in South Florida where are years and years of small collectibles.  So many smaller items are distracting, aren't they.

Hi Maureen, I like the grapefruit rule, too. :) And good reminder to remove the collectible furniture like those curio cabinets as well.

Awesome, Dan. Love it when Realtors recognize the benefits a stager can bring to their clients. We're trained to gently guide them through what can be a difficult and stressful process. We don't take it lightly and it allows you to do your job, sell their home.

Hi Kim,

I had never heard of this rule but it makes perfect sense.   As harsh as it sounds, unless the buyer prospect just happens to have the exact same interests, which is slim, the collections to look like clutter.

Kim, as they say, one man's treasure is another man's junk. Collections only make the buyer focus on the seller when they should be focusing on the house and how their life will fit into it.

Thank you for the suggest, Sondra. You probably see many horse and ranch related collections. Some of that is very appropriate to the style of the home, but just a few are all you need.

Kim, I like this rule! I think it is a helpful guideline for people to follow. The idea of packing is so overwhelming I think people would respond to specific steps to follow; great way to the the ball rolling.
