A cold weather dilemma.....
 
I do not seem to get the Buyer's that want or will take on a property with a swimming pool too often, just the way it is.
 
I have done my research about pools, and set some recommendations for my Client's to call and interview to see if they want to use for any inspection.  When I have a Seller I always suggest to get one so there are no surprises......and the Buyer needs to know what to expect, especially if they have never maintained one before.
 
I have such a dilemma this week, another agreement accepted and inspections due by the 11th......that being said we are in the midst of a winter storm over the next 24 hours.  Not that we could open the pool anyway, too cold to try any important pieces, maybe a viewing of the liner and pumps.
 
I made it clear to my Buyer that this would be the case before they made the offer, and to them the pool was not a consideration when she was looking.  The flip side is that it could be $1,000.00's to fill and close the pool if that is the way chosen to go.
 
Today I continue my search to find ANYONE to come and take a look.....HELP!!!!!

Dan, you are lucky to have inspectors that will do this.    In winter if we have an inspection, pools and hot tubs are not inspected as it can ruin the motor.   Good luck!

I hope you find some one Dan.  In NY the buyers usually have money held in escrow until they can get an inspection. Either way it's a pain... Happy Day

Dan- I hope you can get an inspector. That's definitely a hard situation to deal with in cold weather.

When we installed an inground pool we always knew we would have the risk of someone asking us to have it filled in. However, if sold in the summer it would be great as Richmond is HOT. It would be a challenge to sell in the winter!

Dan, very interested and that is one aspect of pool inspections that we don't have to deal with in sunny Florida.  Maybe it would help if sellers get the pool inspected and documented before they put the home on the market and winterize.  An expense for sure but it could be well worth it in the long run.
