We know our house better than anyone else, Why Shouldn't We Stay Around During Our Open House?

Lawrence and Sheila Agranoff do not recommend the Homeowner stay during an Open House.

Through our experience, Buyers feel uncomfortable whenever a Seller sticks around. 

Buyers want to open closet doors. 

Buyers want to look inside kitchen cabinets. 

Buyers don't want to feel rushed.

Buyers don't want Homeowners watching them or following them around.

They want to look and picture their furnishings. It's not about being intrusive. They just want to try and imagine their stuff in these new surroundings.

We had one Seller who followed a couple around and was more interested trying to sell them his $25.00 picture hanging on the wall, then trying to sell the house. He kept distracting them and they eventually left without even viewing the whole house. When we called them after the Open House, they told us they felt "creepy" having the homeowner follow them!

Yes, we do understand it's an inconvenience for you to have to leave your house.  But, we know from experience that Buyers will stay longer without a Homeowner around.  They will critique the good and the bad about the house without the Homeowner there. They want to talk freely and may see things they don't like but don't want to hurt the Sellers feelings. We have heard Buyers tell Sellers everything they thought the Homeowner wanted to hear about their home, only to say they didn't like the house at all once they left and the Seller was out of sight.

You want Buyers to spend time in your house. The longer time they spend looking around, the more emotionally vested they become in the home. This could lead to the likelihood they are going to Buy your house.

Any questions that a Buyer may have will certainly be passed along to the Seller after the Open House. We have found that when a Homeowner stays...potential Buyers usually walk through faster because they feel they are intruding on the Sellers space.

Trust your Realtor to know what is best.

Getting a Buyer at an Open House to picture themselves living in the property is one of the most effective ways to generate serious interest and get the house from listed to SOLD!

Our recommendation would be to prepare your house and make it sparkling clean, open the shades, turn on the lights, and leave before the Open House!

Larry & Sheila, all good reasons why sellers should leave their home during an open house. Buyers don't want to be intimidated by the homeowner.

The seller knows the house so well two things can happen; they disclose something that discourages the buyer; or, the potential buyer establishes a relationship with the seller and future negotiations are hampered by it. The best thing is to emotionally prepare the seller. Make them see a house, not their home. Get them to detach from the property emotionally and do everything possible as an agent to close the deal quickly.

When we sold Ron's mother's house, she wanted to make sure we were not leaving out any part of the house...she would also point our pictures in the den...We finally got a friend of hers to take her out when we had showings and open houses...or one of us would take her out...It was really hard to maneuver than one...LOL A

Good advice for home sellers.   The possible negative side is that when sellers really like the buyer prospects, they may be more likely to assist them.

Hi Guys,  I hate it when sellers want to hang around just in case the buyers have questions that the Realtor can't answer.  People are much more comfortable without the owner watching their every move.

Larry & sheila, I agree it's not good when a Seller stays in their home while it is being shown, buyers need to be able to talk freely and comment without offending the owner etc.

You mention really great tips of how to work with a Seller and Buyer and the open house tip is a very good one.

Congratulations on the feature! There seems to be a chronic need for sellers to be at home to greet, meet and talk to anyone who schedules a showing. They don't realize they could be doing more harm than good and your post covers it all!

Definitely agree that under most circumstances, Buyers feel uncomfortable with a Seller hanging around.  They don't want to insult the person and can't speak freely about their concerns.

We had a "friend" who's house we listed and held open houses.  He refused to go.  Refused to allow us to put the dog in the laundry room.  He had to be there to take care of the fuxxxg dog.  To make sure the dog did not attack anyone.  THE DOG ASTTACKED EVERYONE.  Did 4 deals with them and then turned to Dick and I said, DONE, no longer friends.

Exactly! I think some sellers just cannot get past the feeling that people are "snooping around" their house. It's our job to convey the reasons you outline here as to why they should not be in the house during open houses, private showings, inspection, etc.

This is great but, even if the owners are not able to leave for whatever reason, they should at least sit somewhere quietly, out of the way, and not follow prospective buyers around.
