Home sales in Belle Creek for February are once again showing signs of life. Despite the recent snowy and cold weather, buyers are out in force. But inventory throughout Henderson and the greater Denver metro market is still very low. As a result, Belle Creek is continuing to see a welcome increase in prices and decrease in days on market.
- The turnover rate in Belle Creek for February is 7.4%. This is a decrease over January's 8.3%. This is also a huge year over year increase from February 2012's 3.4%. Yet again, this means is that people who are entering the Belle Creek real estate market are actually selling their homes.
- Average Days on Market for all Belle Creek homes is 64. This number has decreased over the last month. In January, we were averaging 81 Days on Market.
- Average Days on Market for Cottage Style homes, under 1600 square feet, was 43 Days. This is a decrease over January, which saw cottages going under contract in an average of 60 days. Home owners with larger homes - 1900 square feet and up - have been selling in an average of 94 Days on Market, a slight decrease over January.
- Average Sold Price for all homes was $191,862. The average sold price per square foot for all homes was $111. These numbers are continuing to strengthen in Belle Creek. Cottage style homes sold for $115 per square foot, while the larger style homes sold for $105 a square foot. As more and more non-distressed properties are being sold, the prices will continue to see increases.
It is important to note that there are currently 8 homes under contract in Belle Creek. The last several homes that have been placed under contract were on the market for less than 2 weeks before doing so. I believe we will continue to see prices heading upward in this area. This is great news for home owners who are considering selling or those thinking of re-financing.
