Finally! Our MLS makes an effort towards upholding the rules........

I logged on to my MLS yesterday, only to find the following bulletin screen pop up:

 

I can't begin to tell you how satisfied I was to see this.  Especially since some agents still do not get the fact that with a short sale the seller is legally the entity that enters into the contract with the buyer, not the bank.  It is the seller's choice of whom they wish to enter into contract with.

I'm sure most of you have experienced on numerous occasions inquiring or even submitting an offer on a property in which you later find out there is already an accepted offer.  And yet, it's still showing Active on the MLS.  HUGE waste of time for everyone, and extremely lazy and/or negligent on the part of the listing agent.  ESPECIALLY in this current market which is moving lightning-fast.

I'm hoping this will curb those agents who refuse to change the status merely because they want to continue harvesting buyers from the affilate websites that the property hits.

Ralph, our MLS made this change sometime ago.  It really helps when I work with buyers. Thing to note, at least on our MLS, these "backup" listings still show on the IDX, they do not disappear from the IDX until the lender has approved the short sale and then the status changes to "pending" and is gone from the IDX feed.

How about the multitude of brain dead agents that do not put PBA, pending bank approval on the listing.  No wonder Agents are skirting short sales.
