Sold In Solera Oak Valley Greens, March 2013

DURING THE MONTH OF March, 2013

Diana Mangan, Your Solera Oak Valley Greens Realtor

One of my favorite sources for Southern California real estate news is DataQuick. Here’s what they have to say about our housing recovery. “This fledgling housing recovery has momentum. Already, price hikes have caused some to question whether it's sustainable, whether it's a 'bubble.' Let's not forget, though, that we're still climbing out of a deep hole from the housing downturn. Regional home sales remain sub-par and prices in many areas are at least 30 to 40 percent below their peaks. That's not to say we don't see risks. Sharp price gains can attract speculation, which could lead to unsustainable, short-term gains in certain submarkets. A lot of today's housing demand is fueled not by spectacular job growth and soaring consumer confidence, but by super-low mortgage rates and unusually high levels of investor and cash purchases. Take away any one of those elements and it will matter.”

Sales in many affordable markets, like Beaumont, have been limited by the lack of inventory, caused largely by the slowdown in foreclosures and the relatively high percentage of owners who can’t afford to move because they owe more than their homes are worth.

We should soon be seeing a new group of buyers called the "boomerang buyers". That's the term being used for those homeowners who lost their home to a short sale or foreclosure in the recent past and now are shopping for another home to buy. The guidelines for these buyers are strict. It's likely they have to have at least 20% deposit and wait at least two years after the foreclosure before they can buy again.

Prices are slowly continuing to increase here in Solera. Following are average sales prices in Solera Oak Valley Greens from January 1, 2013 through March 15, 2013:

  • Princesses - $145,650
  • Trillions - $187,600

There are three fantastic, open floor plans offered at Solera Oak Valley Greens. Home choices vary from the 1,392 sq-ft Solera Princess plan, to the 1,687 sq-ft Solera Trillion plan, or the 2,137 sq-ft Solera Emerald plan, depending on your needs.
