Can I move into that house before it is closed and filed?.. NOT

How many times have you heard that question.  Have you let a buyer into a home before it was closed and he or she had

clear title?  Not a good idea.

The first thing that comes to mind is liability.  So they have your contractor or rehab expert in there and he falls off the ladder or you even get a small fire that impacts the neighbors home in some way.  The owner is liable and you know who he will come after... your buyer and probably you too.  

 

As much as you think it won't happen to you it might well happen.  Keep the keys out of your buyers hands until that title is legally filed.

Add my search engine to your mobile devise or  computer and get direct and current home sales, open houses, know when a home is off the market and sold right away and find similar homes in the area.  The search engine has GPS function that you can activate on your phone  and with that it will give you comparables while you are in the driveway of that dream home.  Now how cool is that?

Allowing the buyer to move it before closing/settlement is a bady idea.  I know buyers fall in love with the house and want to get in as soon as possible, but like you said it's a bad idea.

I have seen it done many times. Buyers have the moving truck parked outside of the title company, etc. Seller feels sorry for them. Just trying to be kind.... (Still a bad idea!!)

This is a great reminder to cover this subject with your sellers at the listing AND point it out to the buyers when going over the purchase contract.

Maybe Maybe not, as long as you got a contract with a rental contract and a deposit I can see where it would be ok.

We have a lot of vacant homes in SW Florida so buyers *always* want in early. Definitely not my policy and I advise my sellers not to allow it, too.
