Are you working with a Realtor? As a listing agent in Dallas, TX, I get many phones calls to ask more information about my listings, and if the caller identified himself or herself as a buyer, that is my very next question, most of the times, buyers say “yes, I’m currently working with a Real Estate Agent.” But they called to have me to show the home.

Where is your secret agent? Ohhh, she doesn’t have time to show it today, or he’s out of town, or she has two jobs, so I can only get hold of her on weekends, but she told me I can call the listing agent. 

As a full time Realtor, it makes no sense for me to leave one of the most important decisions halfway decided. And, of course, when I'm working as a buyer agent you can count on me weekdays, weekends after work or before work. That is my job, full time. 

Of course, it is on the best interest of my seller to have the most exposure, to make sure everybody can get in the house, so if I need to go and open my listing for your buyer I will most likely do it.

In this market, listing are selling fast, so if you are a serious buyer you need to have your Realtor working with you full time and make sure she or he is capable to handle any kind of situation, for example in this particular listing, I uploaded the MLS around 11:00 am and before 2:00 pm I received the first offer, in the course of the day I was already in a multiple offer situation, so if you are halfway represented it’s going to be very hard for you to have your dream home.

With this being said: it’s your choice to have full representation or have a secret agent working for you!

That's a fine line.

The other agent wants to represent their client and earn a commission, but they don't have the time to show the property?

I don't think so.
