3 Tips to Selling your home in 30 days!

Are you looking to sell your home in 30 days without giving it away?!  Then follow these 3 steps when listing your home to maximize your chances of a quick closing:

 

1.  List your property for fair market value.  Many people think it is a good idea to list their home higher than the price they are willing to accept, in order to leave room for negotiations.  This is a mistake, as the amount that you list your house for over market value, eliminates many Buyers from seeing your home at all.  Some Buyers think the list price is unreasonable, and do not know that you are willing to negotiate.  Other Buyers may never see the listing at all, because it was priced above the maximum price point of their search range.  It is always better to have more showings and be able to let Buyers know that the Seller is looking for a deal close to list price, then to price a home too high and not have the opportunity to meet these potential Buyers at all.

 

2.  Stage your home to the best of your ability!  This does not mean that you have to go out and buy new furniture or spend a ton of money, but it does mean that you will need to do a few things to make the best impression.  First of all, make sure your house is clean!  All of the upgrades in the world cannot compensate for dirty clothes and dishes strewn about.  Next, remove all of your clutter.  This includes all of the items that are posted to your refrigerator and removing the abundance of family pictures.  We know that you love them, and you can hang this photos in your new home after you sell, but it makes it harder for Buyers to feel like this could be their home.  Lastly, give those scuffed up walls a fresh coat of paint, and rearrange the furniture and lighting, so that each room looks as open and bright as possible.

James, you are spot-on with the first two suggestions and it is usually best to list with a Realtor® that specializes in your area.  However, my first listing was in an area that I knew nothing about when I was called for the listing appointment.  I went up against an agent who was from that area.  He gave a few expensive ideas about remodeling the kitchen to the tune of $12,000.00 to $15,000.00 and he had to go back to the office to figure out how much the property was worth.  So, as a rookie, I did a ton of research, put a lot of houses (about 30 total) from the nearby area that had either sold, expired or were currently listed.  I had a recommended price.  They kept me there for over two hours after initially saying that they were not going to list with me that day.  At the end of the conversation, they requested to list their house with me.  It sold in 32 days and then they purchased another home using me as their Realtor®.  The major differences were I did not recommend an expensive kitchen remodel, I suggested that they stage their home for best sales appeal (mainly de-cluttering), and change the color of the entry way from dark, drab, dreary green to a cheery, inviting color and after doing my research, I knew as much about the neighborhood than the local agent.  The main thing that sold the house was the owners' absolute willingness to follow my suggestions.  My listings that never sold were always, always, always the ones where the owners insisted that they knew what they were doing and refused to cooperate with me to sell their house.  I have finally learned to not take these listings as I have better things to do and choose to waste no one's listing a home that I know won't sell for lack of cooperation.
