This is a good blog but does have some controversy to it. I beleive that a listing agent should seek a better offer or price for their clients. However this needs to be done legally and legitimately. If the listings agent doesn't present the offer to the sellers and attempts to get other agents and buyers to submit higher ones, then this is wrong. They should submit every offer to their sellers and find what course they want to take. There is a right way to do this and still get the highest price for your clients. Good blog and conversation.

I Think The Listing Agent Is Shopping My OfferAs real estate markets heat up, the last thing your buyer wants to think is that the listing agent or seller is "shopping" their offer.

The Drop Dead Date

One way buyers have heard/read to avoid this from happening is to put a drop dead date on the contract.  I don't like drop dead dates at all.  Why?  Because what happens it the date passes and the seller still hasn't made a decision?  Does the buyer still want the house or not?

No Faxing Or Emailing

I think there is another, more effective way for real estate agents to protect the interests of their buyer client.  Present their offer in person.  You have taken the time to drive them all over creation to find the right property and you've taken the time to write the offer, the last thing you want to do is email or fax it to the listing agent.

Present The Offer In Person

Call the listing agent to find out when they will be presenting offers to the seller.  There are some agents who will not allow you to present your buyers' offer to the seller.  If that is the case, find out when the listing agent will be meeting with the seller, and arrange to present your buyers' offer directly to the listing agent...right before they present to the seller.

Make Your Case

The listing agent and the seller need to hear that your buyer loves the house; that your buyer is well-qualified; that your buyer has strong financials; and they need to hear why your buyer made the offer they made.  It is extremely difficult to convey this personal information via email or fax.  Plus, by presenting your offer right before the listing agent meets with the seller, you reduce your chances of having the offer shopped.

No Downside

I have found that listing agents appreciate agents who take the time to present their buyer's offer in person. It gives the listing agent an opportunity to see what it would be like to work with this agent in a transaction.  Another major factor that is important to note is that, should there be any questions, the agent is right there and if any changes need to be made, the agent can reach the buyer immediately.  There is no down side to presenting in person.
