Back in early Feb I met with a customer who wanted to sell his condo in SummerTree in New Port Richey, FL. We met in the smaller confrence room in our office and we had a chat. It seems his last 2 agents (thats right..2) gave him what he thought to be a run around. The first question he asked me was "are you a listing agent or a selling agent?" Now, I've been know to be quick on my feet so I replied "As your agent I will be the one to sell your condo so, I would have to say I am a Selling agent." He laughed and said he felt that there are too many agents running around taking listings and not selling them. (I grinned in agreement)
This nice gentleman told me he had been trying to sell for a year and was only giving me 90 days to sell his condo. I agreed and priced it higher than his last agent. 31 days later we are under contract for almost Full Price and still higher than what his last agent had him reduce to. (because I am a selling agent) ;-)
Knowing I only had 60 days for a contract because the condo takes 30 for right of first refusal and approval of the buyer I kicked his marketing into full swing in the first 48 hours. The buyer saw the custom virtual tour on youtube and called thier agent to go look at it and made the offer. Had I only listed the condo in the mls, we would still be waiting for a buyer. When selling your home be sure you are getting what you are paying for. A home listed in the mls is great but a home well advertised is better. It takes complete cross marketing online and in the neighborhood to sucessfully sell a home. Sometimes the mls is enough but is that a chance you are willing to take?
