1.  Closet Space is important to a Home Buyer.  Clean out your closet, to at least half full (if you are able to ) so buyers can envision their items in the closet.  If necessary store your out of season clothes.  Remember that overflowing shelves and too many hanging items make closets look smaller than what they really are.

2.  Curb Appeal.  Make the outside of your home as neat, tidy and inviting as the inside of your home.  Clean the gutters, touch up paint as needed, clear out weeds and add new mulch to your flower beds.  Keep your lawn mowed and manicured; add color to your landscapping.

3.  Clean your ceiling fans, light fixtures and vents.  This signals to home buyers that the home is well-maintained. 

4.  Replace any and all burt out light bulb in your light fixtures.  Buyers will attempt to turn on lights when they enter rooms or hallways, alleviate the perception that there are possible electrical issues with your home.

5.  Envision your home as a model home.  Remove any personal items such as toiletries, medicine bottes, house slippers, pet food bowls, mail, pictures while you are actively showing your home. 

6.  Make your home accessible to prospective buyers.  Consider allowing a lockbox or SUPRA key on your property for increased traffic.  You can request that the SUPRA key have limited timeframes, or that the lising agent contact you or your Realtor prior to showing the home.  A home that is accessible, sells.

7.  Have you heard the expression that a picture is worth a thousand words.  As your listing agent, I will ensure that high quality pictures showcase your homes greatest features. 

8.  Make sure your home is priced right.  As your Realtor I will prepare a comprehenisve Comparable Market ANlysis report of homes that have recently sold, and that are pending in your area.  I will show you a report with Active listings, similar to your home so that you can what your competition is. 

 9.  Put your best foot forward, make sure that your home shows well by making sure that you showcase the usable space.  If you have rooms in your home that don't have a designated purpose reconfigure that space.  You may want to consider hiring a home stager.

10.  Paint neutral colors (if you are going to paint), make sure that any changes you make to your home before selling will appeal to the majority of buyers.
