Seller wanted me to hold an Auction on their house....

lately open houses have largely been a waste of time and I have had success with silent bid auctions. For $12.00. I received 15 phone calls and 10 people showed up this last rainy, snowy Saturday. The $12.00 was for the Auction sign. I spent no money for advertising. My personal email list and Crags List..and the sign brought them in. The house had one bid ..(to low) and I picked up 3 clients...two of which didn't come to the auction!...The Seller was happy. It was the most action on the house since the listing began...and I was pleased I had developed more exposure for my client and myself!
