Its The Small Things

Showed a property early this morning, it went very well. Somethings just really amaze me. This potential buyer liked the property but could not stop talking about this piece of paper that bordered the walls in the kitchen. To this buyer it was just the best thing they have ever seen..Even now I just cant stop thinking about how these small, easily changable things in some of these properties have a huge, huge impact on some people..Its shocking to me how you can walk through a place, love it and maybe you have to think about it because you dont like the nite light plugged in the wall or the paper on the walls, crazy stuff isnt it? I guess thats why stagging is growing by metes and bounds

So true. Staging is an amazing benefit to any seller. SO MANY buyers just don't have the ability to visualize what a home could look like with a few inexpensive, minor changes or updates.

It is crazy what turns people off and what turns people on.

Hi Gary,  I enjoy seeing staged properties.  I have had only one client say he preferred to see homes that were completely empty.  As for myself,  I do not have an artistic eye to visualize the possibilities.  Most of the clients make a positive comment when then see a property that has been staged well.  It seems easier for them to put themselves in the home.

Staging is not the cure all but it's the next best thing to it.  Everyone is different but perhaps staging neutralizes some of that.

Hi Gary,

Most people can't get past the purple room, or the foiled wallpaper.  It is critical to get a stager from the get-go, they are a Realtor's best friend. They will help it sell for more money and less time on the market, which translates into quicker sale, without alot of marketing to do on your end, and more money in commission, because you didn't have to lower it another XX amount.

You should try to find an Accredited Staging Professional (ASP)in your area next time and hook them up with the homeowner. The cost is out of pocket for them, not you but in the end, you will be very thankful.  You can look up an ASP in StagedHomes.com

Yep, the house is perfect.

Right size rooms with good layout.  Right location.  Newer mechanicals.  Newerfloor coverings.  Etc.

And then we get to the master bath....

I hear, "INT-er-est-ing."

Oh, boy...

The walls are blue.  Deal breaker.

Just shoot me.  LOL

We SURE don't want an "INT-er-est-ing" home.
