You have an "app" - I have the MLS.....

Yeah, yeah. This might sound like a bitter diatribe by the time I'm done, but I'm going there anyways. I have upwards of thirty saved auto searches through the MLS. Not all of them are active buyers, but they are professional "lookers" and it makes life a lot easier than me punching in their search criteria every day. I love the system. It's great. In fact, I am willing to set up such a search for just about anyone if it helps them learn the market and to find what they are looking for in a home.

Unfortunately it doesn't seem to be that easy..... I just don't understand WHY.
MLS

I love my buyers. Each and every one. However, when you give me your search criteria and I plug it into the system I cannot change the honest results. It's going to send you everything in that criteria that is available. It doesn't discriminate and leave listings out. It doesn't choose the worst options and send only those. In fact, the way I set them up.... the system doesn't even wait a week before sending you new options. It sends them automatically and asap.

In so many ways I wish that you could understand that my MLS gives me options that your App does not.

* I can set it up so that you don't see homes that you don't qualify for. You need FHA or DVA? That's all you are going to get. Cash only? No prob. This is a newer feature that I figured out, but nonetheless, it is very helpful. 

* I can set it up so that you don't receive listings that are sold, sold on contingencies like third party approval, inspections and the like. In our current marketplace this is awesome to have! There is nothing more frustrating to me than wading through fifty homes to find out there are only four truly available.

* I can set it up so that if you qualify for 125k... you aren't looking at homes for 150k. It's pretty awesome!

* I can set up searches by map, by zip code, by city, by school district, by county, by home style.... You name it and it is a good likely possibility.

In fact, the system is SO great that often times it will narrow your looking field to a very manageable amount of homes to see.

Keeping all that in mind... I would love to know why your App seems to have such a hold on you. The fifty homes that you sent me yesterday were all sold except the three townhomes (that aren't part of your search criteria) and the one that qualifies only cash. After about three weeks of working so hard to find a home on your own.... instead of trusting my system... you'd think that it would make sense. But, yet, your App calls and you look.

I would just like to understand why.

My auto search could save you soooo much time! It is dependable, it is true. It has proven itself time and time again. And, the best part? We can change the criteria at any time!

If you are looking for a home and trusting your App? Please remember that it's "just an App" and it isn't the tried and true MLS.... <please?>

I understand your issue with the apps, Lindsey. The problem is not that consumers have apps that supposedly give them property listings that fit their criteria. The problem is that the apps haven't caught up with the MLS yet. Technology is coming and just needs to adjust to the rate of updating that needs to occur in order to keep up with the MLS.

You could be right Emcee. I am just wondering why it is hard to trust the software that provides the search. If the MLS software is so automatic and correct, why do the buyers need to go outside of that? Just curious.
