What should we offer on this home?

When clients are ready make an offer for the home they find here in Fayetteville, NC I often hear the question. “so what do you think we should offer.”
There are several things to consider when making an offer on any home.
The first is what is the home worth? Your agent should be able to tell you pretty quickly after doing a comparative market analysis. Please keep in mind the tax value is not a good indicator of what the home is actually worth. Those values are done for an entirely different purpose in mind. Also those websites that you can put in an address and it will tell you the estimated value...these sites are seldom 100% accurate, for instance in the Fayetteville NC area one of the sites will tell you it can be off as much at 19%!
Next, what concessions are you asking for? Are you going to ask for your closing costs to be paid for? What about a home warranty? For instance if the asking price is $150,000 and you ask for $4500 in closing and a $500 home warranty, you are really giving them an asking price of $145,000. Are you asking for them to leave a refrigerator, or anything else with any value?

Great point, closing costs don't materialize out of nowhere, they are a concession too.

Shawna, Net, Net ,Net. The bottom line. I hate when they ask me what they should offer. What is the house worth to them? What if it's their dream home and I suggest a price and they get out bid? I never want to take a dream away. Let the appraiser do that.

Mark, I hate to hear it as well! Last night when I wrote the offer I reminded him if the appraiser didn't think it was work the asking price, he would let us know very quickly!
