Now that 2007 has come and gone it's time to take a look at the state of the market for Lake Winnipesaukee waterfront homes including island property.
For calendar year 2007- 106 sales took place on Lake Winnipesaukee with an average sales price of $1,193,734 and a average list price of $1,304,699. That calculates out to a 91% list to sales price ratio which is still a strong number for what people consider to be a slowing market. The highest sales price was achieved in Moultonborough on Hauser Estates at $3,695,000, which was a new construction custom adirondack by Skiffington Homes.

Moultonborough having a much larger portion of the sales is directly attributed to the fact that they have the most waterfront on Winnipesaukee and some of the lowest taxes in the state of New Hampshire.
So what does that mean for year 2008. Currently there are 139 waterfront properties available on Lake Winnipesaukee which means that that we have 15 months of inventory available, which is in line with last year at this time. With the recent interest rate adjustments by the Fed buyers should be more active this year as the cost of borrowing decreases.
