mimi signIf you are Buying a home, most people feel as though their Agent gets paid for showing them houses. Whether we show you one house or four dozen, it has no impact on what we are being paid for.

If you are a Seller, many believe that the real estate professional is paid for marketing their home. But some Agents do extensive marketing and some do little. Some show the house many times, some only once or twice before someone makes an offer.

When it comes down to what the value is, neither of these cases is correct.

In either instance, with just a little practice, you could do those things competently yourself. With the advent of online sites that advertise MLS listings, you can look for houses that will fit your needs. As someone wanting to sell your home, there are any number of avenues that you can find to advertise your home for sale.

The real job of the Agent begins when a prospective home or prospective Buyer is identified. From the time of client contact when negotiations begin, that is when you want the right real estate professional advocating for you.

In the State of Colorado, with a real estate license comes the privilege of a licensed Agent being able to practice law in the limited sphere of real estate. Therefore, from the time of identifying a property or a purchaser, the Agent not only is in a position to negotiate for a client, but from contract to close, has the responsibility to perform hundreds of tasks on either the Buyer's side or the Seller's side.

In most instances, however, the Agent does not get paid until a transaction closes. That means that there can be dozens of hours and hundreds of miles that are consumed, and if a transaction doesn't close, the Agent does not receive a paycheck.

Marketing a home takes a lot of time, effort, and up-front money. I know of no other profession that will work for dozens or scores of hours and take such a risk prior to payment.

So if what you are really paying for happens AFTER you go under contract, make sure that you are comfortable with the experience and expertise of the person that you hire. Check their references and their track record. It will go a long way to making your real estate purchase/sale as smooth as possible.

I know it's a difficult problem to have, but I got an offer on a property on Friday that is scheduled to close tomorrow. Kind of threw my schedule off as I also have CASH out of state buyers who are anxious to go under contract this week. You're a gem!

I think that having a "coaching" relationship with a buyer or seller is so important.  We're not principals to the transaction, we advise.  We stay emotionally detached and coach the principals toward their optimal outcome.  When done well, we're a great value.  Great post-thanks!

Mimi, It's comical to know some think we get paid the "big bucks" for showing homes and socializing. If that were the case so many licensed agents would not have jumped ship when real estate market crashed. I'm sure they will be coming back now that homes are selling left and right. It takes a dedicated Realtor such as Mimi Foster to take sellers and buyers from contract to closing..that's when the real work begins!

Hey, Sharon. It always cracks me up when people tell me Realtors do that. Can't imagine :)

On the Buyer and Seller links there are hundreds of things that we do for our clients during a transaction, Beth. I made those lists in reaction to a young man who said all we do is drive around all day and talk on the phone :)

It's fun to look at pretty houses, Kathy, and sometimes I wish that was the whole job :) But it's hardly even a beginning :)

Going under contract is the next level of REAL WORK I so agree Mimi. I have always thought the business model is broken by only getting paid at the closing table, but that is the way it is.

Great post. Wouldn't it be grand if we made large commissions for wearing a nice suit and having a client buy one of the three homes we show them. They could then wait in an attractive coffee shop while we negotiate for ten minutes on the phone.

Mimi, I sell businesses. Almost all transactions between a buyer and a seller of a small business handled without the use of a broker fail to close. I mean more than 90% fall through. It is not about marketing, it is about doing EVERYTHING necessary to bring the transaction to a satisfactory conclusion. Most buyers and sellers have conflicting agendas. They end up barely speaking to one another. Without a competent agent they are doomed.

I would concur, Bill. Not even considering the paperwork, just having to have the personalities get along throughout the transaction would be a nightmare if there were no mediator :)

Just had this conversation with a new buyer because we found the home he wanted to buy in 2 days. Wrote the offer and he thought my job was done and wanted a reduction in my commission.

Well, I explained lowering my commission rate would only help the seller, etc. He humbled himself and all was well...

Guess we just have to keep educating.
